Location: 
This 16th century country residence is owned by a prominent Milanese family. The small town of Londa is located in an undiscovered area of Tuscany northeast of Florence, at the foot of the Appenine Mountains. The Villa is located about 5 kilometers from the town...mostly over an unpaved road. The surrounding land produces both good wines and olive oil.

Description: 
The Villa is situated in an imposing hillside position and stands in a garden with many large pine, cypress and chestnut trees. There is a gardener’s house and a small private chapel.
This newly refurbished villa is on two levels:
The first level: entrance room with working fireplace, main living room with a piano and fireplace, study with fireplace, dining room with fireplace and a table for 12 plus another table for 10. There is a kitchen with double pantry (freezer, oven), a t.v. room, a small living room, a card room (may be converted into a bedroom) and a guest bathroom.
Up 22 steps to the second level are the following bedrooms and bathrooms:
1. Double bedroom with walk-in wardrobe, and bathroom with bath tub and shower stall.
2. Double bedroom, bathroom with tub and hand shower.
3. Double bedroom, bathroom with shower stall.
4. Double bedroom, bathroom with tub and hand shower. This room one may exit to a large patio near the swimming pool.
5. Double bedroom, bathroom with tub and hand shower.
6. Double bedroom, bathroom with tub and hand shower.
7. Twin bedded room, bathroom with tub and hand shower.

On a lower level is a wonderful cellar system with the old stone wheel used for pressing olives for oil and huge wine caskets. A delightful place of interest.
The furniture is antique and the soft furnishings include tapestries, Persian carpets and rich drapery. There are terra cotta and parquet floors and wood beam “cassettone” ceilings. The dining area is spacious, with doors accessing the surrounding garden and patio. One of the small living rooms also has direct access to the garden.
There is a swimming pool (12 metres x 6 metres) which overlooks the entire countryside next to a small gym, sauna and changing room. There are horses on the property, which may be ridden.
The house is equipped with a stereo, t.v., dishwasher, all laundry facilities and telephone/fax line. Linens are supplied for both the villa and pool. The heating runs on oil.
Maximum 20 (2 more beds could be available).

Positive aspects: 
Sixteen fireplaces, sauna, gym, near several small towns and some great wine country.

Negative aspects: 
There are 5 kilometres of winding, unsurfaced road leading to the Villa. There are dogs on the property.

Our personal opinion: 
"This beautiful villa is most comfortable, practical. The location gives the impression of being on top of the world and quite isolated".
