Location: 
This renovated farm house is about 5 km from Florence on the border of the Chianti region, approximately a 15 minute drive to Florence.  It is in the famous rolling hills of Tuscany surrounded by olive trees and vineyards. It is only about 2 km. to the villages of Grassina and Ponte a Ema with supermarkets, shops and the municipal bus to Florence. The Ugolino golf club where one can play golf (18 holes), tennis and use the swimming pool, is approximately 8 km away. It is also close to the lower campus of the International School of Florence, and the Ponte a Niccheri Hospital (the second largest in the Florence municipality).

Description: 
A portion of a "Casa Colonica" farm house, is on several levels and is surrounded by a piece of garden and consists of:

Entrance/dining room (table for 6)
Living room
Kitchen
Bathroom (tub and hand shower)

Down 2 steps:
1 bedroom (double)

Down 12 steps:
Bathroom (shower and washing machine)
1 bedroom (2 twin beds and access to the garden)

MAXIMUM 4 PERSON

FURNISHINGS:
The home is furnished with traditional and antique pieces and is full of light. There are terracotta floors with oriental rugs, wood beam ceilings and built-in closets.

AMENITIES:
TV,  dishwasher, washing machine and telephone. The heating is autonomous, to be turned off and on at the client`s discretion. Linens and kitchenwares are supplied.

The owner lives in another portion with a separate entrance and private garden.

Positive aspects: 
Spacious, luminous, good views, parking for 2 cars, garden.
(The portion of garden reserved for guests is in front of the ground-floor entrance and is furnished with table and chairs), not isolated (owner lives next door), and the location is close to Florence and also to A1-Highway (Roma-Milano).

Negative aspects: 
Last 300 meters of narrow, curvy unpaved road to reach the house, the kitchen has no window, first bathroom not "en suite" with master bedroom, the washing machine is in the 2nd bathroom, no window in both bathrooms, owner lives next door.

Our personal opinion: 
"A comfortable, spacious and light filled house in the country, but still near Florence."

Not included: 
Utilities( eletricity, gas, water), heating, telephoone, internet connection and final cleaning charges.
