Location: 
The town of Impruneta is approximately 15 kms from Florence (Porta Romana), at the  beginning of the Chianti wine region.  This newly renovated villa is set in characteristically Tuscan countryside, among olive trees and vineyards.  The property is located approx. 1.5 km. from the town of Impruneta, a main shopping centre for the area. Every Saturday there is an open-air market in the piazza in front of the Romanesque church.  The Ugolino golf club is approximately 8 km away, where one can play golf (18 holes), tennis and swim.  There is a public bus service to and from Florence with a bus stop approx. 100 meters from the villa’s gate. This is very convenient for house guests to visit Florence without having to use a car.

Description: 
This villa has been lovingly restored by the present owner to a very high standard. It is set in a garden which overlooks a valley of vineyards and umbrella pine trees below. The white gravel drive is approx. 100 meter from the villa to the main road.

The villa is laid out on 3 levels, with a 4th level located in a tower. There is an elevator servicing the first 3 levels.

Ground floor:

FURNISHINGS:
The villa is mainly furnished with antiques. There are frescoes and Impruneta terra cotta floors together with parquet floors. The 2 living rooms, dining room and wine bar all have large doors giving access to the garden. The 2nd floor has wood beam ceilings.

AMENITIES:
The home is equipped with elevator, telephone, fax, internet connection, T.Vs., satellite connection, DVD, stereo, bar, safe,  washing machine, dryer, oven, pizza oven, refrigerator, 2 dishwashers, mosquito screens, pool, barbecue, billiard, ping-pong, trampoline, and is fully furnished with kitchen equipment and linens.

Positive aspects: 
Location (in the country with easy access to Florence and the highway, and the local town for  shopping), the villa is spacious, comfortable, mosquito screens, modern conveniences, swimming pool, trampoline, ping pong, billiard, elevator, public transport into Florence and the local town nearby.

Negative aspects: 
1 bedroom (queen size on 1st floor) has to use the bathroom across the hall, the dining room can accommodate maximum 16 persons; the property is set off the main county road, but occasionally may hear cars passing.

Our personal opinion: 
“An extremely well-equipped formal and elegant villa.  Although it is large, it offers warm and cosy spaces. The position overlooking the valley gives for beautiful views, glorious sunsets and cool breezes.“

Included: 
WEEKLY: Garden maintenance and utilities (gas, water, electricity), staff of two for housekeeping and preparing and serving two meals per day (except Sunday half day and Thursday)
