Location: 
Via delle Palazzine is a hillside lane near the village of San Domenico below Fiesole.  It is approx. ten minutes by car from the centre of Florence.  Bus service is close and reliable from the small village of San Domenico (approx. 15 minutes walk) which also offers handy shopping with a pastry shop/gelateria, butcher, grocer, coffee bar, vegetable seller and a good pizzeria.  The famous Badia Fiesolana (the centre for the European University) is also in the town. 

Description: 
This approx. 500 sq.mt. farm house can be divided into two separate living quarters although at present it is being rented as one home unfurnished. This house is part of a lovely villa estate, and is situated on the side of a hill in one of Florence`s most tranquil neighbourhoods. After entering the grounds through an electric gate, there is a drive of approx. 400 mts. to the house and parking for several cars.

The house is “L” shaped and on three levels
First level:
entrance hall
kitchen (eat-in, door to patio)
1 study (door to patio)
2 bathrooms (one shower and washing machine, second with bath)
dining room

Down 18 steps to lower level:
1 bedroom
1 living/dining/kitchen bench area (with door to patio area)

Third level up approx.14 steps:
3 bedrooms
2 bathrooms (one with shower on suite and second with bath)

There are terra cotta floors, wood beam ceilings and a large loggia (covered patio), and terrace overlooking with lovely views overlooking the city of Florence. It is equipped with several working fireplaces. The oil-run heating is used only by the tenant and at his or her discretion. The remaining park is private. The friendly but discreet owner lives on the property.

Could have 5/6 bedrooms

Positive aspects: 
Ideal for a family with lots of guests.  Lots of sun  light and quiet, views, patio, covered loggia, location, garden, parking and not isolated. 

Negative aspects: 
the owner is a neighbour, one bedroom without a window and has to use a bathroom upstairs, fifteen minutes walk to the nearest bus stop, shops and a pizzeria/restaurant, there can be a little noise from a road below (depends on the direction of the wind), car is necessary. .

Our personal opinion: 
“A wonderful place to live with gorgeous walks on and around the property, together with stupendous views of the whole city below you”.

Not included: 
Internet access, telephone, utilities (water, gas, electricity), heating (oil supply must be arranged by tenant), final cleaning/laundry charges, rubbish collection tax, T.V. tax, satellite T.V. connection, condominium charges.
