Location: 
This large restored stone house sits in a commanding position about midway between the small medieval villages of San Donato in Poggio and Panzano, in the heart of the Chianti region. Close to both Siena and Florence (approx. 30-minute drive), as well as to San Gimignano and other interesting places to discover in the Chianti district, it is an excellent base for excursions in the area. San Donato has a good gourmet food shop and bakery, restaurants, cafes, a pharmacy and a post-office.

Description: 
About a kilometer of unpaved road separates the house, and its 27 acres of vineyards, from the hamlet of Sicelle.
The living space is arranged on various levels.

The main entry level consists of:
a main hall from which there is access to the bedrooms formal dining room (table for 10)
a large eat-in kitchen (with working fireplace, table for 12, two dishwashers, two sinks, built-in stove, grill and two ovens, small extra fridge and side-by-side fridge-freezer with icemaker in the pantry).

Up nine steps from the kitchen:
sitting room with grand piano, working fireplace and access to a covered loggia ideal for al fresco dining while enjoying sunset views.

Up six steps from the main entry hall:

master suite (180 cm-wide bed) with ensuite bathroom open shower and separate tub/handshower
two twin bedrooms each with ensuite bathroom with open shower and separate tub/handshower
(the tower bedroom offers sweeping views from windows on three sides and a canopied double bed (160 cm wide))

The pool annex offers:
An additional twin bedroom with ensuite bathroom (shower).

The outdoor spaces include four covered al fresco dining areas, swimming pool (13 x 7 m) with furniture and changing area, barbecue, courtyard, lawn area with fruit trees, and ping pong table. The parking area can comfortably accommodate three cars.

Additional amenities include air conditioning and mosquito netting for all beds, also screens on at least one window per bedroom, floor fans, Egyptian cotton bed linens, wireless ADSL computer connection, DVD player, CD player and stereo, television, central heating with underfloor heating in some rooms, and a washer, dryer and iron in a laundry room. A caretaker lives on site and provides 5 hours/day of maid service (5 ½ days/week).

The house is attractively furnished with a combination of antique and quality country-style pieces. Most rooms have terra cotta floors and wood-beam or brick-vault ceilings, many of which are original. The owners request the house remain a nonsmoking environment.

Positive aspects: 
Self-contained and very well equipped; excellent combination of common and private areas; lovely interior and exterior spaces; good woodland and vineyard views.

Negative aspects: 
Unpaved road leading to the house is rough and slow-going.
