Location: 

This Tuscan home enjoys a valley location with views of the surrounding rolling hills and mountains of Southern Tuscany. It is situated approx. 3 km. from the village Cavriglia with food and clothing shops, banks, a weekly market and restaurants. The tiny hill town of Montegonzi is 1.5 kms. from the property, with one shop serving as the local cafe, grocer and tobacconist, plus a great local restaurant. The property is located approx. 10 kms. from the A1 autostrada, and almost equidistant from Siena and Arezzo (approx. 40 km.), with Florence approx. 50 kms. away. The Tuscan and Umbrian treasures of Siena, Montepulciano, Montalcino, Orvieto Perugia, Arezzo and Assisi are all within an hour journey. The top designer outlets are located in nearby Montevarchi (8 kms.).
The ex-mill lies along a tiny stream. It is surrounded by olive groves, vineyards and fruit orchards. Approx. 1 km of unpaved road lead to the Mill which consists of 3 two-bedroom apartments, measures a total of approx. 280 square meters and is laid out on various levels.Each apartment can make use of a private outdoor dining area and BBQ, plus the shared pool, wood burning oven, laundry room and grounds. Each kitchen is furnished with a dishwasher, fridge, oven, stove and is well-equipped with pots, pans, plates, dishes and various ways to make coffee. All of the bathrooms have showers. Each apartment has a front and back entrance.

Description: 

Apartment "Fienile" is laid out on two levels and consists of: entry into the kitchen with table for 6/8, a living room with working fireplace, bedroom (two twin beds) and bathroom. Fourteen steps lead up to a spacious double bedroom and bathroom.


Apartment "Le Macine" is laid out on three levels and consists of: entry into the middle level with a twin bedroom (2 beds), bathroom and a double bedroom with ensuite bathroom. Fifteen steps lead up to a sleeping loft (French bed: roomy for one, very cozy for two). From the middle level, 16 fairly steep steps lead down to a living/dining room (with working fireplace and table for 4 expandable to seat 12) and a kitchen (with breakfast table for 3).
Apartment "Il Ruscello" is laid out on two levels and consists of: a spacious, eat-in kitchen with table seating 4/8 or more, a small living room (with double sofa bed), and a bathroom. Fifteen steps lead to the upper floor with two bedrooms (one with two twins, one with a double bed) and a bathroom.

There is another building with kitchen that can be used as a communal dining area.
The furnishings are comfortable, combining modern pieces with antiques. There are terra cotta floors and wood beam ceilings. Warm colors and fabrics are used throughout the apartments which are equipped with telephone, dial-up internet access and television with satellite.

The un-enclosed swimming pool (approx. 19 x 11 meters) is set right next to the house. There are lounge chairs and a covered area for outdoor dining. Beyond the pool, hectares of woodlands make a lovely setting for walks.
Housekeeping service may be arranged, personal laundry and cooking also available on request. Cost of food, wine and consumables is not included. Arrival dinner preparation and initial shopping can be arranged.


Maximum 12 persons (plus guests).

Positive aspects: 

Warm, comfortable and cozy,with a great pool.

Negative aspects: 

There is a small hotel complex nearby, out of sight, but within a few hundred yards.

Our personal opinion: 

"Renovated for the owner’s own use, the property has warmth and grace not easily found in a rental property. It has luminous, cozy rooms with the addition of a stunning infinity pool. This is an ideal location for a family reunion."
